PLANNING THE BUILD

This is the fun stage, where you get to plan what you would like to achieve.

Start by preparing your wish list, taking into consideration your lifestyle requirements, preferred design, materials, house size, layout and functionality.

Break it down into:

  • External finishes
  • Living spaces, bedrooms, kitchen, bathrooms and outside living areas
  • Colour schemes, paint and carpets
  • Fixtures and fittings

Ideally, we like our initial meeting with you to be on your site.

This way we can truly start to understand your vision and get a real understanding of what is important to you.

We advise you on the practicalities such as access, services, water, drainage and house positioning.

DESIGN CONCEPTS

Working with a Palace Development plan, an architectural plan, or your own concept plan, we begin working on the conceptual design to ensure we produce a home that is 100% right for you.

At this stage, the team advises you about the initial structure of your house, how your finished home will sit in relation to the road, neighbouring houses, sun and wind, and will discuss outlook and landscaping requirements.

Working together we find the best plan for you, adjusting the details and specifications to meet your requirements and budget.

This phase of the design process is free and enables us to provide you with an accurate estimate of the project cost.

THE PLAN

Final plans, specifications and a final price are agreed upon.

NEXT STEPS

If everything meets your requirements and you are 100% happy with your plan, the next step is to sign the Build contract and start the building process.

A fixed price quotation for the project
We provide a written building contract incorporating final plans, specifications, construction guarantee and the fixed price.

To proceed with this project, you simply take the following steps;

  • Accept the quote as it is by informing us you accept our proposal and signing the document
    • Please note: changes to the scope of the project can be made (if physically possible) during the build but will incur additional charges to the original price.
  • We advise that your lawyer reviews this contract.
  • Initial deposit of 10%
  • Four progress payments during the construction phase up to 80%
  • Final payment due on issue of COC and title transfer, of 10%
Place Developments will prepare the building consent documentation and apply to the council for building consent.

THE BUILD

Relax and watch your home take shape

  • Stage one is the laying of the base and foundations
  • Frames are erected External cladding is attached
  • The roof goes on, windows go in and your home is closed in
  • Interior linings and fittings are inserted
  • Concrete entrances and paths are laid, and clothesline is installed
  • Grass is sown

KEEPING YOU INFORMED

We believe that it is important to reconfirm the important decisions made in the design stage throughout the build process. We organise walk-throughs at various stages of the build, to ensure you are completely comfortable with things.

FINISHING TOUCHES

Your house is complete, ready for you to make it a home. We organise council to issue the Code of Compliance and arrange for your house to be professionally cleaned.

We meet with you for a walk-through/final inspection ensuring everything is as it should be, and then the purchase is ready for settlement. All that is left is for the keys, guarantees and warranties to be handed over, and for you to move in!

MASTER BUILDERS GUARANTEE

At the completion of the project, a 10-year Master Build guarantee will be provided.

The guarantee provides up to $400,000 cover for:

  1. Loss of deposit
  2. Non-completion
  3. Structural defects for ten years
  4. Workmanship and materials defects for two years
